Spak Group, a premiere Equitable Real Estate Development Company, unveiled a new housing development in West Philadelphia at 53rd and Whitby, known as Wade Flats I & II. In one of the most sought-after residential neighborhoods with some of the city’s highest rents, the Spak Group will provide inclusionary, affordable, sustainable housing through an open and transparent community-centered process. OZC teamed with the Spak Group for the design of Wade Flats II, which includes sixteen (16) residential units and commercial space. The three-story building is poised to fit within the neighborhood context. The proportions of the Wade Flats II façade are visually reduced in scale through the material selections and window proportions to be in context with the vernacular of the adjacent two and three-story buildings. Wade Flats II features sunlit units with large expansive windows, in-unit washers/dryers, open contemporary plans, private sunken garden courtyards for lower-level units, a green roof to mitigate solar heat gain and stormwater runoff, and indoor bicycle storage.
